Daytona Beach, FL – The State Attorney’s Office announces the arrest of a man who forged a deed so he could steal property from his dead neighbor’s house. An email from the SAO says 36-year-old Javon Walden was arrested for charges stemming from a defrauding scheme where he, according to State Attorney RJ Larizza, used fake deeds in order to obtain properties from “folks he grew up with,” a neighbor. “He used his knowledge of these folks and their particular vulnerabilities to feed his greed,” said Larizza. “The State Attorney’s Office looks forward to holding him accountable for his criminal conduct.” The incident Larizza is referring to happened back in December 2020 where a woman found two unknown males inside the house—a three bedroom home on Lewis Drive—of a deceased man. The men told her they were given keys and told to clean up the property. The next day, another group of males was found inside the home removing property. The men told the woman they were paid by Walden to remove everything from inside the home. They said he had a deed, but refused to provide them with a copy. The woman eventually contacted the Volusia County Property Appraiser’s Office, who found multiple “red flags” on the documentation of the home. For instance, the document, which was notarized by a woman named Alfrenecia Perkins on November 20, 2020, was hand written and contained multiple errors. In one such error, the document was signed on November 20 by the owner of the home, despite the owner having passed away just a week prior. The document was later submitted to the Daytona Beach Police Department as evidence. Following an investigation, authorities secured an arrest warrant for Walden and brought him into custody on Tuesday (Dec. 28), charged with organized scheme to defraud over $50,000. He was released on $50,000 bond just two hours after he was booked into jail, according to records from the Volusia County Division of Corrections. This also isn’t the first time Walden made the news because of this house. A June 2021 article from ClickOrlando.com says Walden secured the deed to the home after someone supposedly forged the deed and transferred it to him; as authorities were already investigating him for fraud.
